Spring is typically the season where real estate picks up—but this year, Austin’s market is showing a more nuanced picture. While we’re seeing fewer transactions overall, pricing across most areas has held steady, and strategic sellers are still seeing success.

Here’s a quick look at what’s happening and what it could mean for you:

Sales volume is down 22% year-over-year. That’s not due to a lack of interest—it’s more of a standoff. Many buyers are waiting for rates to drop, while many sellers are holding out for stronger offers. The result? Fewer closings, but prices remain surprisingly stable.

The average home price in Austin is hovering around $858,000, nearly unchanged from this time last year. With so many homeowners locked into 3% mortgage rates, there’s little incentive to drop prices aggressively—especially in popular areas like 78704 and Westlake.

New listings increased in April, which means buyers finally have more options. At the same time, inventory is building. That creates more competition for sellers, and buyers are becoming increasingly selective.

Pending sales have remained steady. There’s still activity, just at a slower pace. The buyers who are out there are focused, informed, and ready to act on homes that are well-positioned.

If you’re a seller, this is a market that rewards strategy. Homes that are priced right, professionally presented, and marketed with intention are still moving—and in some cases, quickly. Others are sitting.
